High Leigh Garden Village
Development of the residential component of a large mixed use development for Taylor Wimpey North Thames and Land Improvement Holdings
High Leigh Garden Village is a large residentially led mixed use development of a 39.42 hectare (97.41 acre) site located to the west of the town of Hoddesdon. We are dealing with 21.37 hectares (52.81 acres) of the residential component in four phases to deliver 404 new dwellings in Reserved Matters and Full Planning Applications. The overall site has the benefit of the Outline Planning Consent obtained by another design team. We have prepared the Design Codes which are required for each phase of the development as a Condition of the Outline Planning Application and these have all been consented. We have also prepared the Reserved Matters Planning Applications for two phases of the development which have the benefit of a Planning Consent and we have additionally prepared the Reserved Matters and Full Planning Applications for the remaining phases.
The Phase 1 Proposed Site Layout is shown above. It is located on the southern edge of the overall development site fronting Lord Street, a country lane leading into Hoddesdon town centre. The layout provides lower density housing within an irregular and organic form providing a high level of surveillance and security to streetscape and public realm spaces. This phase comprises mainly detached, semi-detached and terraced houses with some small scale apartments as marker buildings.
