Development of 4.13 hectares (10.21 acres) of land for residential use for Barratt Homes Eastern Counties

Development of a playing field site owned by the Old Haberdashers Association to provide 170 dwellings and public amenity open space.  The brief was to provide a high quality and locally distinct development that was responsive, attractive and sensitive to its setting.  110 dwellings are private and 60 are affordable.  The existing residential properties adjoining the site are interesting examples of inter war and early post war residential development and Barratt Homes had a presumption for a contextual contemporary character for the development of houses and apartments.

Existing mature trees along the north west and north east boundaries were proposed to be retained.  A large green was proposed at the front of the site as a focal and amenity space for new and existing local residents.  The urban design led proposal provides well defined streetscape and public open space with a high level of surveillance and security.
